Palm Springs home prices fall even as sales pace quickens
The Coachella Valley housing market has tilted in favor of buyers, with median prices for both detached and attached homes declining year-over-year, according to the latest Desert Housing Report.
Driving the news: The median price of an average-sized detached home in the valley last month was $675,000, a 3% drop compared to January 2025. Attached homes decreased 2% year-over-year to $495,000.
Valleywide, 3,488 homes were listed for sale at the start of this month, a 3% increase from last year, while homes across the valley are selling on average below list price.
In Palm Springs: Detached home prices fell about 2% to $1.2 million, while attached home prices dropped more than 6% to $435,000. The city recorded 110 sales during the three-month period ending in January, a slight increase from the year before and second-highest in the valley behind Palm Desert.
Palm Springs had the lowest average selling time in the valley at just 42 days, and homes were selling about 3% under list price — an improvement from 3.8% under list price compared to the same period last year.
Bright spots: Indian Wells, La Quinta, and Bermuda Dunes each saw an increase in detached home prices compared to the prior year.
By the numbers: At the end of January, Palm Springs had 709 homes listed for sale, down from 754 a year ago.
Across the valley, the steepest average price discount was in Bermuda Dunes at 5.2% below list price. Desert Hot Springs had the lowest average discount at 1.6%.

🫶 Drag icon, community fundraiser Woodmansee passes
Douglas Woodmansee, a member of the Palm Springs drag troupe Les Dames du Soleil, died Wednesday, Feb. 25, five days after entering hospice care following a stage IV cancer diagnosis, The Desert Sun’s Brian Blueskye reported Thursday.
Woodmansee performed as Maude Chapeau alongside his life partner, Marshall Pearcy, who performed as Dottie Du Boise. Since 1994, Les Dames du Soleil raised more than $2 million for DAP Health through performances at bars, parties, and LGBTQ events. A lobby area in DAP Health's Barbara Keller Love Building is dedicated to the troupe.
Bottom line: DAP Health CEO David Brinkman described Woodmansee to The Sun as "a force of compassion, courage, and joy at a time when our community needed it most." Greater Palm Springs Pride President and CEO Ron deHarte told the paper he was "a true hero" whose community impact is going to be felt for a long time.

Residents of Palm Springs and throughout the Coachella Valley will turn out in force Saturday to celebrate Black culture and history as the city's beloved annual parade marks its 39th year.
Driving the news: The Palm Springs Black History Committee and the city are hosting the Black History Parade & Town Fair, bringing a month of meaningful events celebrating Black history to a festive close on downtown’s main street.
The parade steps off at 11 a.m., with the Town Fair following at noon, featuring live entertainment, food, local businesses, and community resources.
Why it matters: Nearly four decades in, the parade remains a cherished tradition celebrating the history, culture, and contributions of Black residents in the Coachella Valley.
