Home prices down, but Palm Springs homes are selling fast as inventory slightly decreases

According to the latest Greater Palm Springs Realtors Desert Housing Report for February 2026, the active Palm Springs housing market shows faster-than-average selling times and shrinking inventory all as prices valley-wide remain stable compared to 2025.

Driving the news: Palm Springs recorded 117 sales over the three months ending in February, a slight increase from the year before and second-highest in the valley behind Palm Desert.

  • The median price of an average-sized detached home in Palm Springs fell 8.4% year-over-year to $1.13 million, while attached home prices dropped 3% to $438,000.

Zooming out: The median price of an average-sized detached home across the Coachella Valley last month was $699,000, down just 0.1% compared to last year and up roughly $20,000 from the previous month. Attached home prices were similarly stable, down 1% to $500,000.

  • Indian Wells, Rancho Mirage, and Bermuda Dunes were the only valley cities to record year-over-year increases in detached home median prices.

By the numbers: Palm Springs homes are selling nearer to list price than a year ago — the average discount was 3.2% in February, compared to 3.8% in February 2025, a sign of continued seller strength.

Inventory watch: Palm Springs ended February with 752 homes listed for sale, down from 800 a year ago.

  • Valley-wide, 3,527 homes were listed at the start of March, an increase of just 0.5% from a year earlier.

🐱 Palm Springs 'puff kitty' becomes national Internet sensation

  • A stray kitten treated at the Palm Springs Animal Shelter for a rare condition that left her looking like an inflated balloon has become a national Internet sensation, drawing fans and followers from across the country.

  • Zoe, dubbed "puff kitty," suffered from subcutaneous emphysema — a condition where air leaks from the windpipe and becomes trapped under the skin. Shelter medical director Dr. Phil Caldwell saved her life by using a needle and syringe to manually withdraw trapped air from her neck, chest, and back.

  • Details: Zoe is currently in foster care to help her socialize and give her more room to play. The shelter is selling a limited-edition T-shirt featuring artwork inspired by her story, with proceeds going to the Love Fund, which supports animals with severe medical conditions who need specialized care.
